Before filling out an application please read the following:

1.  Submit an application. All applications are welcome. The landlord does not discriminate based on source of income. All application fees are non-refundable.

Please have all documentation sent in at time of filling out application. Only applications that are fully filled out and completed (including any documents to be attached) as well as paid for will be processed.

If the property you are applying for is a Kansas City address please note: in keeping with the Kansas City Ordinance 231019 we are unable to discuss application process or the screening of an application. All applications are welcome.

2.  If you own a pet, it is your responsibility to verify that the property allows pets. Not all properties allow pets. Also, view the breed restriction list below. All applicants even if you do not have a pet, must register with www.classic-propertypetscreening.com

3. PET SCREENING IS A REQUIRED PART OF THE APPLICATION PROCESS FOR ALL APPROVED APPLICANTS:

Upon approval of application, all residents must go through the pet screening regardless if you own a pet or not. A welcoming environment is paramount to all of our residents. To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require EVERYONE to complete a profile (No Pet/Pet/Animal). This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. If you need accommodation in another way, please contact your housing provider.Cost is $20 for first pet, $15 each additional pet and $10 per pet annual renewal fee.

4.  Verify  the property is still available by contacting our leasing administrator or viewing the website.  Our inventory availability changes all of the time.

5. All Applications are Welcome. The landlord does not discriminate based on source of income.

6.  Anyone over the age of 18 who will reside in the property must go through the screening process. 

7.  The application process can take 3-5 business days.  Please be responsive if additional information is requested by the screening service or our office.  Applications are often delayed by  employment and rental verifications.  Preparing your employer and landlord to respond can help speed up the process.

8.  Please make sure you have viewed the property prior to signing our Property Hold Agreement as once the agreement has been signed, the money is non-refundable.

Application Fees: All application fees are non-refundable.  By submitting an application, you are committing to a service and the fees will not be refunded for any reason including application denial.

What’s The Difference Between Tenant And Occupant? Occupant Application is only for people 18yrs and older.

A tenant is an individual who has signed a lease agreement and is legally responsible for rent and property maintenance.

An occupant lives in the property without being part of the lease agreement and does not have the same financial obligations or legal rights as a tenant.

Pet Restrictions

The following breeds of dogs are not permitted in our properties due to insurance purposes:

  • German Shepherd
  • Pit Bull
  • Doberman Pinscher
  • Bull Mastiff
  • Rottweiler
  • Chows
  • Wolf Hybrids
  • Akita (or any combination of these)

Also, NO ferrets, mice, snakes or any animals that Owner(s) or Management Company refuses to accept.
